Booking terms

Last updated: October 2026.

About these terms

These terms apply to stays at Mill Stone House that you arrange directly with Mill Stone House through this website. If you book through Airbnb instead, Airbnb's terms apply to that booking.

Sending a request

Sending a request through the website is not a booking. A booking exists only when we confirm it to you in writing and you have paid anything we ask for by the date we give. Until then, the dates are not held for you.

Availability shown on the website comes from our Airbnb calendar and can lag by a few hours. We check every request and may have to decline it.

Price and payment

We confirm the total price, what it includes, any deposit and when payment is due before you commit to anything. You pay nothing by sending a request.

Check-in and check-out

Check-in is after 3pm and check-out is before 11am. We will send you the self check-in details before you arrive.

Guests

The maximum number of guests is 8. The person making the booking must be 18 or over and is responsible for everyone in their group. Please follow the house rules on our website during your stay, and be considerate of the neighbours.

Cancellation

Free cancellation up to 5 days before check-in. After that, a partial refund applies. We confirm the exact terms when we accept your request.

The right to cancel within 14 days that applies to many online purchases does not apply to accommodation booked for specific dates.

If we have to cancel

If we have to cancel your stay, for example because of a serious problem with the property, we will tell you as soon as we can and refund everything you have paid us.

Care of the property

Please look after the house and its contents. You are responsible for loss or damage caused by you or your group beyond fair wear and tear. Tell us promptly if something breaks or goes wrong so we can fix it.

Our responsibility to you

We do not limit or exclude liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Your statutory consumer rights are not affected by these terms. Apart from that, we are responsible only for loss that is a foreseeable result of us breaking these terms or failing to take reasonable care.

Complaints

If something is not right, tell us at millstonehouse30@gmail.com during your stay so we can put it right quickly, or afterwards if you prefer.

Governing law

These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland you can also bring a claim in your local courts.
